Median student rents rose around all eight Greek campuses tracked from 2023 to H1 2026, but the pace ranged from barely moving to nearly a third higher.

Student housing rents rose around every Greek campus we tracked between 2023 and 2026, but not at the same pace. We measured median rental prices for 15-50 m² units within 1.5km of eight university campuses, semester by semester from 2023-H1 to 2026-H1. The trajectories differ sharply from one campus to the next.
University of Piraeus

Piraeus recorded the largest three-year rent increase of all eight university areas tracked, growing roughly twice as fast as the typical campus in this dataset
Rents rose from €10.6/m² in 2023-H1 to €13.7/m² in 2026-H1, a gain of +29.2%. Most of that came early, with nearly €2/m² added over the first year to reach €12.5 by 2024-H1, after which the climb slowed to a gentler pace. By 2026 Piraeus sits at the top of the range, level with Panteion at €13.7/m².
Panteion University

Panteion opened 2023 as the most expensive campus area in the dataset and, despite modest growth, remains tied with Piraeus for the highest rent in 2026
Starting at €12.3/m² in 2023-H1, rents reached €13.7/m² by 2026-H1, a rise of +11.3%. The path was gradual, with a brief dip to €12.5 in 2024-H1 before a steady climb through 2025 and 2026. That end point matches Piraeus at €13.7/m², the joint-highest in the dataset.
Athens University of Economics and Business

AUEB and Piraeus began at the exact same price in 2023, but while Piraeus surged ahead, AUEB's growth was far more modest, leaving the two areas €1.5/m² apart by 2026
Rents moved from €10.6/m² in 2023-H1 to €12.2/m² in 2026-H1, up +15.1%. The rise was gradual across every semester, gaining about €1.6/m² over three years with no reversals. That leaves AUEB in the lower-middle of the range by 2026, below the €13.7/m² top and above the cheapest campuses.
Harokopeio University

After several semesters of gains, rents here have stalled at €13.0/m² since 2025-H2, the most recent slowdown among the eight areas
Rents held near €12.0/m² through 2023, ticked up to €12.4 in 2024-H1, eased to €12.2, then rose to €13.0/m² by 2025-H2, the same figure recorded again in 2026-H1. Those last two semesters are the only ones in the series to share an identical value. At €13.0/m² Harokopeio ranks just below the joint top.
National and Kapodistrian University of Athens

Rents have essentially flatlined at €12.3/m² since 2025-H1, marking the smallest overall increase tracked in this series
Rents rose in Zografou campus from €11.6/m² in 2023-H1 to €12.3/m² in 2026-H1, a gain of +6%. The move was front-loaded and then flat: after an early dip to €11.4 in 2023-H2, rents reached €12.3 by 2025-H1 and stayed at exactly €12.3/m² for the next three semesters. That is the fewest changes of any campus in the set.
University of Macedonia

Aside from a small pullback in early 2024, rents here climbed consistently over the three-year period
Rents rose from €10.9/m² in 2023-H1 to €12.0/m² in 2026-H1, up +10%. The only interruption was a slight dip in 2024-H1, from €11.3 to €11.2, after which the climb resumed through 2026. UoM finishes near the lower end of the 2026 range at €12.0/m².
Aristotle University of Thessaloniki

Despite three years of gains, this remains the most affordable university area in the dataset, nearly €2/m² below Piraeus and Panteion
Rents edged up from €11.1/m² in 2023-H1 to €11.8/m² in 2026-H1, a gain of +6.3%. The rise was gradual and uninterrupted, with no semester posting a decline, and it flattened at €11.8/m² across the last two readings. It is the only campus in the set to stay below €12/m² throughout the period.
University of West Attica

Rents here fell in 2024-H1 before rebounding to post the second-largest three-year gain in the dataset behind only Piraeus
Rents opened at €10.0/m² in 2023-H1, the lowest starting reading in the set, jumped to €11.1 in 2023-H2, then fell to €10.7 in 2024-H1. From there they recovered steadily to €12.3/m² by 2026-H1, a three-year gain of +23%. That takes West Attica from the cheapest 2023 campus to the middle of the 2026 range.
Conclusion
Across the eight campuses, three-year growth ranged from +6% to +29.2%, and 2026 rents span roughly €11.8/m² to €13.7/m². Some areas climbed steadily, some stalled after early gains, and a few ended at almost identical prices from very different starting points.
