Southern Aegean Active Listings 2026: Supply and Prices Across the Islands

This analysis covers active residential sale listings across the Southern Aegean from January to May 2026, a total of 4,726 listings. It looks at supply by property type and island, median price per m² by island and by property type, and how prices vary with construction year. Across these cuts, the region separates into a small group of high-priced islands and a larger group priced well below them.

Supply by property type

Southern Aegean listings are led by houses, while maisonettes and apartments compete closely for the remaining market share

Houses make up 59.8% of the 4,726 active sale listings in the region. Apartments follow at 21.3% and maisonettes at 18.9%, so the two together hold 40.2%. Apartments and maisonettes sit within 2.4 percentage points of each other. Houses lead the next-largest type, apartments, by 38.5 points.


Supply by island

Paros is the region's supply leader, capturing nearly a fifth of all listings and exceeding both Mykonos and Thira

Paros holds the largest share of listings at 18.79%, followed by Rhodes at 16% and Syros at 13.18%. Mykonos accounts for 12% and Thira for 6.01%, both below Paros. The Cyclades together hold 78.9% of all listings, and Rhodes, at 16%, is the only Dodecanese island in the leading group. Shares then fall to between 2 and 3% for Kalymnos (2.5%), Kos (2.35%) and Milos (2.01%).


Price by island and property type

Paros trails Mykonos by a narrow margin and sits above every other island on price

Houses carry the highest median price on almost every island. In Mykonos, houses reach €7,070/m² against €2,800 in Rhodes, about 2.5 times higher. Mykonos posts the region's top figures across all three types (apartments €6,370, houses €7,070, maisonettes €5,980), with Paros next at €5,000, €5,810 and €5,000. Medians for the remaining islands range from about €2,000 to €4,290, with Rhodes lowest on apartments and maisonettes at €2,000 each.


Price by island

Mykonos and Paros form a clear premium tier, with prices 50 to 80% above the regional median and well ahead of the remaining islands

Mykonos records the highest median at €6,670/m², 21% above Paros at €5,500. Both sit well above the Southern Aegean median of €3,660, Mykonos by about 82% and Paros by about 50%. The next islands, Milos (€4,150) and Thira (€4,100), lie much closer to the regional median. At the lower end, Kos and Rhodes share the lowest median at €2,210. The gap between the top two islands and the rest is the widest on the chart.


Price by construction year

Southern Aegean medians more than double from about €2k/m² in 1960–1979 to €5k/m² in 2020–2026, with newer builds also showing greater price dispersion

The median price per m² rises across every construction band, from €2,340 for 1960–1979 stock to €5,000 for 2020–2026 builds, an increase of about 114%. The intermediate bands sit at €2,990 (1980–1999), €3,360 (2000–2009) and €4,220 (2010–2019). The middle 50% of listings also spans a wider range in newer stock, from roughly €1,670 to €3,820 in the oldest band and €3,660 to €6,600 in the newest. Both the median and the spread increase toward recent decades.


Conclusion

Across every cut, the Southern Aegean reads as several distinct markets rather than one. Houses dominate supply, the Cyclades and Paros in particular lead on volume, and Mykonos and Paros stand apart on price while the other islands cluster below the regional median. Prices also rise consistently with newer construction.
