Residential New Builds 2026: Supply, Price and Amenities Across Greece
Apartments make up 69.8% of new residential listings in 2026, and two regions, Attica and Central Macedonia, hold 85.5% of the pipeline.

This analysis covers new-build residential sale listings in Greece for 2026 (January to June, year to date). It looks at the mix of property types in new supply, where that supply is concentrated, median price per m² by region and sub-market, and how often new homes include amenities such as parking, storage and pools. Across the country, new construction is dominated by apartments and concentrated in a small number of regions.
Supply by property type

The 2026 housing pipeline is largely focused on apartments, while maisonettes and detached houses account for a considerably smaller share of new supply
Apartments make up 69.8% of new residential listings in 2026 so far. Maisonettes follow at 24.9%, and detached houses account for just 5.3%. Together, maisonettes and houses hold 30.2% of the pipeline, less than half the apartment share. Apartments lead maisonettes, the next-largest type, by 44.9 percentage points.
Supply by region

Attica and Central Macedonia lead residential development in 2026, capturing the majority of newly constructed homes
Attica accounts for 59.8% of new-build supply and Central Macedonia for 25.7%, so the two regions together hold 85.5% of the national pipeline. No other region reaches 3%: Crete follows at 2.9%, Western Greece at 2.8%, and Eastern Macedonia and Thrace at 1.8%. The Southern Aegean, Thessaly and the Peloponnese each hold 1.7%. New construction is concentrated in two regions, with the rest of the country split into small shares.
Sub-markets: Attica and Central Macedonia

Supply outside Thessaloniki is concentrated in the Athens metropolitan area, particularly South, North and Central Athens
Within the two leading regions, Thessaloniki is the largest single sub-market at 23.9%. South Athens is close behind at 20.3%, followed by North Athens and Central Athens, each at 14.2%. East Attica holds 8.8%, West Athens 6.3% and Piraeus 5.7%, with Halkidiki at 5.5%. The Athens peripheral units together account for the majority of the combined supply.
Price by region

Prices per m² vary widely across Greece, with the Southern Aegean and Attica showing the highest values
The Southern Aegean has the highest regional median at €5,350/m², followed by Attica at €4,500 and Crete at €4,285. The national median is €3,942. The Southern Aegean median is about 2.3 times the lowest, Thessaly at €2,330. Between the extremes, most regions sit between roughly €2,700 and €3,700, including Central Macedonia at €3,000.
The Athens premium tier

South, North and Central Athens form a distinct premium tier, all pricing well above both the national median and the rest of Attica
South Athens has the highest sub-market median at €4,906/m², 5.2% above North Athens at €4,662, with Central Athens close behind at €4,568. All three sit above the national median of €3,942. East Attica follows at €4,172, while Piraeus (€3,656) and West Athens (€3,497) fall below the national figure. Thessaloniki, the largest sub-market by volume, records one of the lowest medians at €3,000.
Amenities

Parking and storage are close to standard in new builds, while swimming pools remain rare
Parking features in 77% of new residential listings and storage in 73%, so both are present in roughly three out of four new homes. Solar heaters appear in 48%, close to half. Swimming pools are the least common of the four amenities at 11%, about one in nine listings.
Conclusion
Across every cut, the 2026 new-build market is concentrated rather than spread out. Apartments dominate the supply, two regions account for the large majority of construction, and within them the Athens sub-markets lead on both volume and price. The Southern Aegean stands apart nationally on price, while parking and storage are near-standard features and pools remain uncommon.
