Price Premium: Parking & Storage Availability Across Attica (2026)

How much do parking and storage add to an apartment's price per square meter — and does that premium depend on how expensive the area already is? We compared 2026 sale listings across Attica in four configurations: no parking or storage, storage only, parking only, and both. Across five regions, the pattern does not follow a simple "pricier area, bigger premium" rule.


Central Athens

Parking & storage premiums vary widely across Central Athens, with no consistent relationship to how expensive a municipality already is

Moving from neither feature to both ranges from about +43% in Vyronas to +90% in Ilioupoli. Ilioupoli and Kaisariani start from similar base levels — around €2,360 and €2,470 per sqm — yet finish far apart at €4,480 and €4,000. Central Athens itself runs from €2,470 to €4,100, and Galatsi from €2,130 to €3,460. Ilioupoli posts the region's highest "both" price from only a mid-range starting point, while Vyronas shows the smallest jump of all.


North Athens

North Athens municipalities generally show large parking & storage premiums, but one area breaks the pattern with a gap far smaller than its neighbors

Kifisia has the narrowest gap, at +27% (€2,900 to €3,670), even though its base price is among the highest in the region. Marousi and Papagou-Cholargos sit at the opposite end, rising about +61% and +58% to €4,170 and €4,550. Agia Paraskevi and Chalandri fall in between, near +40% and +50%. The steepest jumps come from mid-priced Marousi and Papagou-Cholargos, not from the higher-priced Kifisia.


South Athens

Despite spanning very different price levels, three of South Athens's five municipalities converge on nearly the same parking & storage premium, while the priciest one shows the smallest gap of the group

Agios Dimitrios (€2,400 to €4,050), Kallithea (€2,350 to €3,960) and Alimos (€3,280 to €5,500) all land at about +69%, even though Alimos starts nearly €1,000 per sqm above the other two. Glyfada, the priciest in the group at €4,020, shows the smallest gap at +42% (to €5,710), and Palaio Faliro sits at roughly +48% (€3,120 to €4,620). The highest base price in the region carries the lowest relative premium.


West Athens

West Athens shows unusually consistent parking & storage premiums, with most municipalities tracked landing within a few points of each other

The widest gap is +79%, tied between Peristeri (€1,880 to €3,350) and Petroupoli (€1,860 to €3,330). Ilion is just behind at about +72% (€1,720 to €2,960), so the top three sit within roughly seven points of each other. Haidari is the one exception, at about +55% (€2,010 to €3,120). Base prices here are the lowest in the study, mostly €1,700–€2,000 per sqm with neither feature.


Piraeus

Across Piraeus's three municipalities, the areas with lower overall prices show larger relative jumps for parking & storage than the region's most expensive address

Keratsini-Drapetsona has the biggest jump, +78% (€1,650 to €2,930), and Nikaia-Agios Ioannis Rentis follows at about +65% (€1,780 to €2,930). Those two are the lowest-priced municipalities in the region. Piraeus itself, with the highest base at €2,340, records the smallest relative increase, around +54% (to €3,600). Figures use categories with at least 25 listings each.


Conclusion

Across all five regions, the size of the parking and storage premium does not track consistently with how expensive an area already is. It varies independently, and in several regions the steepest relative jumps appear in the lower-priced areas.
