We tracked average asking rents for 70-110 m² homes in seven Attica municipalities, quarter by quarter from Q1 2023 to Q1 2026. Every area is higher than it was three years ago, though the size and shape of the increase varies.
Athens

Average asking rents in Athens followed an upward trajectory, approaching €1,000 in Q1 2026 after three years of consistent growth
Rents rose from €830 in Q1-2023 to €980 by Q1-2026, a gain of +18%. The climb was broadly steady, with only one small step back, from €870 to €850 in Q3-2023, and no quarter since 2024 has fallen. Among the seven areas Athens sits in the mid-range, below the southern-coast municipalities and above Piraeus and Kallithea.
Glyfada

Glyfada's yearly rental growth slowed sharply from a 9% pace in 2023 down to 2% by 2025
